Enercert Ltd was incorporated as a specialist provider of Commercial Property Energy Certificates. The Principals have between them over three decades of experience in the property and construction industries. This provides the required blend of technical ability and market knowledge.
We have now diversified so as to provide Air-Conditioning Energy Assessments as well as EPCs. This gives two benefits in the market.
- Firstly, the synergy between EPCs and ACEIs, which can be prepared in the same visit. An air-conditioned property presently on the market will probably require both reports. Enercert will be able to deliver both with one cost-effective instruction.
- Secondly, Independence from air-conditioning contractors. Engaging ones current air-con maintenance contractor gives rise to a potential conflict of interest in the audit element of the inspection. Recommendations for further work and capital investment may also be compromised. Enercert can be totally objective with regard to any contractor and installation.
Although many regard the EPC and the ACEI as a legislative burden, we seek to give value for the examinations in terms of additional practical advice and information.
Regarding EPCs, it is our opinion that these will be used as the basis for property rating assessments in a few years from now. As vehicles are currently road-taxed on CO2 emissions, so buildings will have some element of the rates dependent on EPC result. We take this seriously because the EPCs being prepared now will be the ones the councils will use for this purpose.
Regarding ACEI, there is frequently scope for savings to repay the cost of the inspection. It may be compulsory under the law, but that should not prevent the results and recommendations from being a valuable source of savings in the reduction of power consumption.
